Domizello Platform Terms of Use

1. Acceptance

By creating an account on the Platform, accessing gated content (such as the 3D tour viewer), or contacting an agent through the Platform, you accept these Terms and the Domizello Privacy Notice.

2. The Platform's role

Domizello is a real-estate portal. Properties on the Platform are either:

• Represented by a featuring broker (a matriculated operador inmobiliario) who is identified on the listing page;
• Or offered directly by their owner under the Dueño Vende model, with Domizello acting as the intermediary.

Domizello produces the marketing materials (3D tour, fly-through video, 3D floor plan with sun-path viewer, photo set, 2D floor plan, watermarked QR code) for every published property. The interactive 3D tour and the 3D floor plan with sun-path viewer are only viewable on Domizello; the fly-through video, photo set, 2D floor plan, and watermarked QR code are also available in downloadable form to the broker or owner publishing the listing, for marketing the property on other surfaces.

3. Your account

You may register for an account using a valid email address and your real name. The lead-routing model on Domizello attributes inquiries to the buyer of any subsequent transaction based on the identity of the registered user who clicked "Speak to an agent" (and identifiable counterparties acting at that user's direction). Registering under a pseudonym, a false name, or another person's identity undermines that attribution and is contrary to these Terms.

You agree to:

• Provide accurate registration information, including your real name and a working email address.
• Keep your password confidential.
• Not share your account with others.
• Notify Domizello promptly if you suspect unauthorized access.

You may close your account at any time. On account closure, your personal data is handled per the Privacy Notice.

4. Permitted use

You may:

• Browse public listings.
• Save listings to your favorites.
• View 3D tours and other gated assets while logged in.
• See the real geographic location of a listed property (which would normally be approximated for the public browse) while logged in and authenticated as a registered user under your real name.
• Use the "Contact Agent" function to request to speak with the agent representing a listing.
• Use the Platform's in-app chat to contact Domizello support about any listing or about your account.

5. Prohibited use

You shall not:

• Scrape, harvest, or copy listing data in bulk for any commercial purpose.
• Misrepresent your identity or impersonate any other person.
• Use the Platform to harass any broker, owner, or other user.
• Attempt to circumvent the Platform's payment, attribution, or routing mechanics.
• Attempt to contact a broker outside the Platform's chat layer using contact details obtained through the Platform.

6. How buyer leads are handled

When you press "Speak to an agent" on a listing:

• Your name only (and possibly the languages you speak) is disclosed to the featuring broker of that listing, so the broker can decide whether to engage with your inquiry.
• The featuring broker accepts or rejects within a reasonable time.
• On acceptance, you and the broker can communicate via an in-Platform chat layer.
• On rejection, your inquiry is reassigned to another matriculated buyer-side broker selected by the Platform.

Communication between you and the broker takes place within the Platform. Domizello reserves the right to observe these conversations for quality and compliance purposes. The Platform is not a private-messaging service.

You are not required to continue a conversation you no longer wish to pursue: you can simply stop responding, and the Platform's chat layer will reflect the inactivity. You can also tell the broker you wish to end the conversation. If you want your inquiry deleted from Domizello's records altogether, your data-subject right of erasure under the Privacy Notice applies; see the Privacy Notice for details.

7. No fees from the Platform to buyers; standard third-party charges still apply

The Platform does not charge buyers any fee for using domizello.com itself. The Platform's revenue is the buyer-side referral fee paid by brokers on closed transactions; this fee does not affect the price of the property to the buyer.

This does not mean that a buyer who proceeds with a transaction on a Platform-published Property pays nothing in the broader transaction. In particular, a buyer who closes a sale or signs a rental contract for a Property they found on the Platform should expect to incur the customary direct charges that apply to any real-estate transaction in Uruguay, including (without limitation):

• the buyer-side broker's brokerage commission, payable by the buyer directly to that broker under the broker's separate engagement letter with the buyer or under prevailing Uruguayan market practice;
• the closing notary's professional fees, taxes, and documented expenses;
• any applicable transfer taxes, registration fees, and similar government charges.

These charges arise under arrangements between the buyer and those third parties and are not collected by the Platform. The Platform's "no fees to buyers" position above is solely about the Platform's relationship with the buyer in respect of the Platform itself; it is not a representation that the underlying transaction is cost-free to the buyer.

8. Disclaimer

Domizello is not the seller of any property and does not warrant the accuracy of listing data provided by featuring brokers or owners. Domizello takes reasonable steps to verify identity and listing-agreement validity but does not undertake legal due diligence on any individual property. Buyers should perform their own due diligence (including via a notary and an independent broker) before signing any transaction.

9. Termination

Domizello may suspend or terminate your account on material breach of these Terms (including any of Section 5). On termination, your access to the Platform ends; your data is handled per the Privacy Notice.

10. Changes to these Terms

Domizello may update these Terms. Material changes will be notified by email to registered users at least 30 days before they take effect. Continued use of the Platform after the effective date constitutes acceptance.

11. Governing law and jurisdiction

These Terms are governed by Uruguayan law. Disputes are subject to the ordinary courts of Montevideo.
