Every property on Domizello is handled by a vetted professional who carries professional liability. That makes the information more accurate and the disclosures more reliable than when a seller answers directly – and it keeps visits safe and negotiations serious, for both sides. The agent who takes your inquiry has a certain liability and knows the process and guides you through it.

Do I need an account?

You can browse anonymously. A free account unlocks the interactive 3D tour, the 3D floor plan with sun path, and the exact location on the map – plus saving favorites and contacting agents. Why the login? Walking through a 3D tour is like visiting someone's home. We keep a basic record of who enters each property, for the security and privacy of the people who live there.

Does it cost anything to buy or rent through Domizello?

Contacting an agent costs nothing, and Domizello never charges buyers or renters. When a deal closes, the broker charges their standard commission, as is customary in Uruguay: on a purchase the buyer typically pays a buyer-side commission, and on a rental the renter pays the standard rental commission – in both cases paid to the connected broker directly.

Who can publish on Domizello?

What does it cost to join as a broker?

Accepted Answer

Joining is free. Per listing you pay a production fee at cost for the virtual package, sized to the square meters of the property – see the calculator on the brokers page. When Domizello brings the buyer or renter, you pay a referral when the deal closes: 20% of your commission on a sale, 10% on a rental. During the launch promotion, approved brokers receive free listing credits for properties they submit before the promotion ends.

What agreement do I sign?

One broker agreement, signed electronically from your dashboard after approval – look for the signing banner at the top of your dashboard. Once signed, your account is active: you can publish listings, protect clients you already work with, and receive the leads your listings generate. This help page summarizes the model in plain language; the agreement is the binding text.

I only work in sales (or only in rentals). Can I still join?

Yes. At sign-up you indicate which of the three you handle: sales, long-term rentals, short-term rentals. Any combination works, and you only receive inquiries of the kinds you declared. You can only publish listings in the segments you work in.

Can my agents work on the platform too?

Yes. As a broker you invite and manage your agents from your dashboard and assign leads to them.

Question 12

Why is the agreement in Spanish? Can I sign in English?

Accepted Answer

Uruguayan law requires legal documents to be in Spanish, so the agreement is written and signed in Spanish – there is no English version to sign. If anything is unclear, paste the text into your favorite AI or translation tool and read it in your own language; what you sign is the Spanish original. The same applies to the Dueño Vende and landlord agreements.

Why am I asked for my identity document when I sign?

At the end of the signing session you will see a generic "Upload" dialog. It asks for a photo or a scan of your identity document – cédula or passport – not for the agreement. The agreement is already in the session; this upload is the last step before you finish signing. We ask for it because the signature is electronic and no handwritten signature exists anywhere: the document confirms that the person signing is the one behind the document number you typed. The copy stays inside the signed envelope at the e-signature provider, together with the agreement. It is not kept in Domizello's own storage and it does not appear in your profile.

Where does Domizello operate?

Domizello currently operates in Maldonado and Montevideo. Promotional credits apply only to properties in those departments. For an exceptional property elsewhere, we may agree to produce the virtual package against an individual quote. You may still apply and tell us every department where your brokerage works; we may open other departments later.

Question 15

How do I publish a property?

Accepted Answer

You submit the property's address together with your current listing agreement with the owner. Our team verifies the submission, and on approval you become the property's featuring broker – your name, logo and contact appear on the listing, and its inquiries are offered to you first. Publishing is first come, first served: one featuring broker per property.

Question 16

What are the requirements to publish a property?

A signed listing agreement with the owner that is still valid for at least 4 months at the moment you submit. Exclusivity is not required – a standard listing agreement is enough. And the property must not already be published on Domizello by another broker: each property has one featuring broker, first come, first served.

Question 17

What happens after my listing is approved?

Accepted Answer

Your credit is consumed (or the production fee becomes payable, in one payment), we contact you to schedule the 3D-tour shoot, and you complete the property details in the listing wizard. The property goes live once the material is produced and the listing passes review.

What do the free launch credits cover?

Accepted Answer

A sale credit covers the full production package for one sale listing. A rental credit covers the production package and the first year of hosting for one rental listing – with a credit there is nothing to pay. A credit covers any property you submit before the promotion ends: approval, the shoot and the publication can all come after that date. Credits not used on a submitted property by the end of the promotion expire. And what a credit covers – like the year of rental hosting – runs its full course beyond the period.

Question 19

What happens when my listing agreement expires?

We remind you 30 days and 14 days before expiry. Renewal is free: upload the renewed agreement and the listing continues untouched. If the agreement expires without renewal, the property becomes available for other brokers to publish.

Can I keep the property on my own website and other portals?

Accepted Answer

Yes. Domizello does not ask for exclusivity. Do register the URLs where you advertise the property when you publish it – that protects your leads (see the leads section below).

Question 21

How do I report a sale, rental or status change?

Accepted Answer

It depends on where the deal came from. If the buyer or renter came through Domizello, report the closing from the lead's chat in your broker portal within 72 hours: open the lead and use "Report sale" (or "Report rental closed"), attaching the signed contract – Domizello verifies it and invoices the referral fee. If the property sold or rented to someone who did not come via Domizello, open the listing in your broker portal and use "Report sold outside Domizello" (or "Report rented outside Domizello") – the listing is updated immediately and no referral applies. To report an accepted offer before closing, use "Report offer" on the lead. Rental listings can also be paused and reactivated at any time from the listing's management panel. For short-term rentals, use the reservation flow instead: a broker with a Domizello lead requests the dates and you confirm or decline on the platform, while your own off-platform bookings are blocked directly in the availability calendar – reservations never change the listing status.

Where do I build the property inventory, and how do I hand it out?

On a sale listing with a 3D tour, your listing page has an Inventory tab. It shows the overview of the inventory, the totals of what is included in or excluded from the sale, and the downloads. From there you open the inventory editor in its own browser tab: you mark items on screenshots of the tour, room by room, and say whether each one is included or excluded; the featuring broker and a Dueño Vende owner use the same editor. The documents you hand to a buyer or a notary are on the Inventory tab and on the Share tab under Downloads: the inventory as a PDF in Spanish, a PDF in English, and an Excel file. They appear once the inventory has at least one item.

What happens if I miss the production-fee payment deadline?

An unpaid broker production fee releases the claim after its 72-hour payment window. You can resubmit the same listing once from your listing page, dashboard or My Listings, provided the property has not been claimed in the meantime. Your agreement, answers and photos stay. Back office reviews the agreement and address again; the agreement must still have at least four months remaining. Approval opens a fresh 72-hour window when the fee has been priced. An unconsumed reserved credit applies only if the promotion is still running and the credit remains valid. The same resubmission is available after a missed Step 2 deadline, but a credit forfeited at that expiry stays forfeited. After a second expiry, contact Domizello.

Question 24

Do listing videos need to be on YouTube?

Accepted Answer

No. Domizello hosts listing videos in its own storage and plays them directly on the property page. Download the fly-through video from Giraffe and upload the file in the back office. Domizello prepares it for streaming automatically. The maximum file size is 50 MB. We do not use YouTube for listing videos, so there are no YouTube ads or related-video recommendations. The video carries Domizello branding, without third-party branding on the asset.

How do leads reach me?

When a buyer or renter clicks 'Speak to an agent' on your listing, you receive a notification with the person's name only. You accept or decline. On accepting, a chat with the person opens right on the platform and the referral terms apply. If you decline, our team reassigns the lead to another suitable broker.

Why do I only see a name before accepting?

Accepting is how you take the lead under the referral terms. The name-only step keeps it fair: you commit to the referral before the conversation starts.

What is the referral fee?

20% of your commission on sales and 10% on rentals, on operations closed with a lead that Domizello sourced. It is only due when a deal with that lead actually closes. There are no monthly fees and no charge for leads that do not close.

The visitor reaches Domizello from a page you registered for the listing, or through one of the ready-to-copy attribution links in your portal. A plain link to domizello.com carries no visitor protection. Visitors arriving through either path are treated as your own clients for the next 24 hours – the listing even links them back to your site. If they later return to Domizello on their own, after that window, or arrive through another broker's registered site, the normal referral applies again. That is why registering your listing URLs matters.

How are leads assigned on listings without a broker?

Inquiries on Dueño Vende and direct-landlord listings are assigned by our team from the eligible brokers, considering capability (sale or rental), language, region and current workload. Once a broker has accepted your inquiry, that broker stays your contact for that property.

Can I represent the buyer on my own listing?

Yes. Domizello does not prohibit dual agency – you handle it according to your own professional practice and your agreement with the owner.

How do rental leads work?

Every rental inquiry is handled by a rental-capable broker – including inquiries on direct-landlord listings. The renter becomes your client: you charge your standard rental commission and pay Domizello the 10% referral on it.

How does the 24-hour visitor protection work when visitors come from my website?

Accepted Answer

Visitor protection is the 24-hour hand-off for people who reach Domizello from a registered listing page or an attribution link. It is not client protection, which is the annual package for named clients you register (see the next question). The visitor reaches Domizello from a page you registered for the listing, or through one of the ready-to-copy attribution links in your portal. A plain link to domizello.com carries no visitor protection. From that moment, the protection runs for 24 hours. On your own listings, your visitors are guided back to you. If you have registered your website's links for the listing (you can register several, for example one per language), a visitor who wants to contact someone sees a button leading to that listing on your website instead of the platform's contact flow – and no referral fee applies to the resulting transaction. On other brokers' listings, inquiries always go to the broker who represents that listing; visitor protection does not change that or redirect them to you. On owner-listed properties without a representing broker, our team assigns a buyer's broker to each inquiry manually. Visitor protection can end early or transfer: if the visitor later arrives through another broker's attribution link, the protection transfers to that broker – the most recent link always wins, even within the 24 hours. If the same person returns another way – a different device or browser, a private window, or after clearing their browsing data – the visit looks to us like any other visitor's, and the protection does not apply. After 24 hours it ends on its own. To get the most out of it: always link from your website to Domizello using the copy-link button on your listing pages in the broker portal, and register your own website's listing links so your visitors are guided back to you.

How does client protection work?

Client protection is an annual package for your brokerage with a number of client emails. One client email in one channel counts once; the same email in three channels counts three times. Channels are sales, long-term rentals and short-term rentals. Each different email address counts separately in each channel. When a client you registered inquires about any property on Domizello, the inquiry goes to your brokerage as the buyer-side broker, whatever the listing. Matching uses the email address only, so an inquiry from a different email address is not matched. The package runs for a year and continues when you pay again; if it lapses, every protection ends, and after you renew you choose the clients to reactivate. You can end a protection at any time. Its client email is free again immediately, so you can register another client within your package. The client can ask for a different broker at any time, which permanently ends that protection, and if your broker agreement with Domizello ends, every protection ends with it. The standard referral still applies when a protected client closes: 20% of the buyer-side commission on a sale and 10% of the renter-side commission on a rental. Domizello never contacts a client when you register them and never shares a registered client with another broker, competitor or platform. When a protected client signs up and inquires, we route them to you automatically. They can ask for a different agent at any time, which ends that protection. You confirm that the relationship is genuine and that you may share the email address. We store only a keyed fingerprint of the email address, not the email address itself, so even a database breach could not reveal your client list; the flip side is that the portal cannot show you the email address back, so you keep your own label per protection and can check any email address against your list. The packages, their number of client emails and their prices are shown on the Client protection page. An email address that already has an account or earlier activity on Domizello cannot be protected. The protection covers what your client does from the moment you register them. While your package is active, you can upgrade to a larger available package by paying the current price difference plus IVA, without prorating or changing the end date. Client protection applies to properties in the departments declared in your company profile. Outside those departments, inquiries follow ordinary routing and do not create client-protection attribution to your brokerage. Updating your coverage applies immediately to all active protections; an out-of-area inquiry does not end the protection.

Can I sell my property without a broker?

Yes. Domizello accepts direct sellers ('Dueño Vende'). Your property gets the same virtual package and the same exposure. Buyer inquiries are handled by a professional buyer's broker, so you never deal with unqualified contacts – and you keep more of your sale because you pay no listing-side commission.

What does it cost as a direct seller?

A one-time production fee for the virtual package, sized to the property. Brokers receive a partner discount because they bring multiple properties; direct sellers pay the standard production price. There is no success fee to Domizello and no listing commission.

Interested buyers are connected to a professional buyer's broker assigned by our team. The broker qualifies the buyer, arranges visits and brings you the offer. The buyer's broker earns the customary buyer-side commission; Domizello receives its referral from the broker, not from you.

Anyone who opens it can browse the photos and video; the interactive 3D tour still requires a free Domizello account, and all inquiries go through the platform as usual.

How do rental listings work for landlords?

You pay a one-time production fee for the virtual package plus a hosting subscription while the listing is online. Your property is published with the full package – 3D tour included – and can be paused and reactivated each time it becomes available again.

Do I deal with the renters myself?

No. Every renter inquiry is handled by a professional rental broker. The broker qualifies the renter, handles visits and the paperwork, and charges the renter the customary rental commission. You pay no commission to Domizello; whether the broker charges you the customary landlord commission is at the broker's discretion, as is market practice. You receive status updates as your listing progresses.

Can I use the material on Airbnb or Booking.com?

Yes. The downloadable materials (photos, video, 2D floor plan) can be used on booking platforms and anywhere else you advertise. The interactive 3D tour stays on Domizello – share your listing link to show it. Booking platforms usually do not allow links in listings, so we also give you a QR code you can upload as a photo: guests scan it and land on your Domizello tour. Airbnb accepts this. Booking.com's photo rules do not allow text or codes in photos, so there use the materials without the QR image.

Can I embed the 3D tour on my own website?

No – you can link to it, but not embed it. The interactive 3D tour and the 3D floor plan with sun path live only on Domizello, and there is a good reason: walking through a tour is like walking through the property itself. On Domizello every tour visit happens under a registered account, so it works like a virtual key box – it is always known who entered the property and when. An embedded tour on the open web could be walked by anyone, anonymously. Use the link or the QR code to bring your audience to your Domizello listing and show them the tour there.

Whose branding is on the material?

The produced material carries the Domizello watermark. Your logo, name and contact details appear on the listing page itself, right next to the contact button, identifying you as the property's broker.

How should I prepare my property for the production session?

Use the property preparation checklist before the Domizello team arrives. It covers cleaning and decluttering, room-by-room preparation, pets, access, the designated adult who opens and closes the property, and what the agreement expects on shoot day. If a buyer comes from my own website, do I still owe a referral?

Accepted Answer

No. When a buyer arrives at your Domizello listing by clicking through from your own website, and you are the featuring broker for that listing, the inquiry is handed back to you and no referral fee is owed. That buyer is yours. The protection covers the visit and the 24 hours that follow it. A buyer who comes back to Domizello independently later, or through another broker's registered site, counts as a Domizello lead again. For this to work you need to register with us the address (URL) of that property on your own site, so we know where to send the buyer back.

Does sharing the Domizello link on Instagram or a flyer protect the lead?

No, a plain link does not protect the visit. The visitor reaches Domizello from a page you registered for the listing, or through one of the ready-to-copy attribution links in your portal. A plain link to domizello.com carries no visitor protection. To make an Instagram bio link, email or printed flyer count, use the attribution link copied from your broker portal.

How do I set up the hand-off for a listing?

Register every address (URL) where that property appears under your control – your own website in each language, and any other site or portal where you run the listing page. There can be as many as you need; each registered URL extends the hand-off protection to buyers coming from it. Do this when the listing is approved, or as soon as a new page goes live. Without a registered URL we cannot recognize buyers coming from that page, so those inquiries are treated as Domizello leads.

When do I owe the 20% referral fee?

Accepted Answer

You owe Domizello 20% of your buyer-side commission whenever a sale closes with a buyer we sourced, that is, a buyer we routed to you through the platform. You do not owe it when the buyer came from your own registered website within the last 24 hours and you are the featuring broker. In that case the buyer is handed back to you and there is no referral.

Question 58

The buyer closed on a different property. Do I still owe the referral?

Accepted Answer

Yes. The referral attaches to the person, not to the listing. Once you accept a Domizello lead, if that person (or their spouse, company, or someone acting for them) later buys any property you are involved in, the 20% is owed, whatever name ends up on the deed. "We already knew that buyer" or "it was a different property" are not exceptions once you have accepted the lead.

Is there a referral on rentals too?

Yes. On any rental that closes with a renter we sourced, you owe Domizello 10% of the rental commission you charge the renter – half the sale-side rate. It applies whether you are the featuring rental broker or you were assigned the renter from our pool.

When do I pay the referral fee after a sale?

You report the sale within 72 hours of closing, and Domizello verifies the reported commission before the referral fee is invoiced. The referral fee is due 30 days after the invoice issue date.

How do rental inquiries reach me?

Accepted Answer

Every rental inquiry on Domizello goes through a rental broker, you. When a renter presses "Speak to an agent" you get a name-only notification and accept or reject it, just like on the sale side. On acceptance a chat opens and the renter becomes your client. There is no direct renter-to-landlord chat on Domizello.

On a direct-landlord rental, who is my client and who pays me?

The renter is your client. You contract directly with the renter and charge your standard rental commission, in line with local market practice. Whether you also charge the landlord the customary landlord commission is at your discretion and between you and the landlord – Domizello's referral applies to your renter-side commission only. The landlord sees lead-status updates (an inquiry came in, you accepted, a contract was signed) but never sees the content of your chat with the renter.

What do I owe Domizello on a rental I close?

You owe 10% of the rental commission you earn from the renter, on any rental that closes with a renter we sourced. You report each rental closing within 72 hours, including the amount, term, and parties. If that same renter later buys the property, the sale-side 20% applies too, because the lead stays yours across the rental-to-sale path.

Do I have to keep my listing information up to date?

Yes – this one really matters. While a listing is live you keep it accurate, and you report material changes – price and status above all – within 72 hours. Domizello's promise to buyers is that every listing reflects reality; that only works if every broker keeps their side of it, so we treat it as a condition of the partnership. A listing that stays stale or misleading can be corrected or unpublished by Domizello, and in serious cases the property can be released from the broker.
