The buyer closed on a different property. Do I still owe the referral?
Yes. The referral attaches to the person, not to the listing. Once you accept a domizello lead, if that person (or their spouse, company, or someone acting for them) later buys any property you are involved in, the 20% is owed, whatever name ends up on the deed.
"We already knew that buyer" or "it was a different property" are not exceptions once you have accepted the lead.
